When to Update Your Airbnb Photos (And Why It Matters)
Most listings wait too long
Photos are treated as a one-time setup cost, then left in place for years while the property changes underneath them. The listings that perform best treat photography as something that gets refreshed, and there are a few clear triggers for when.
Reshoot when the property no longer matches
This is the only non-negotiable one. New furniture, a renovated bathroom, a repainted exterior, a replaced sofa. A guest who arrives to a different room than the one they booked writes the kind of review that costs far more than a shoot. Anything a guest would notice on arrival is a reason to update.
Reshoot after you add an amenity
A hot tub, a fire pit, a game room, a workspace, new landscaping. If you have spent money on something that would attract bookings, it needs to be visible in the gallery. Amenities that live only in the description do very little.
Reshoot when the season is wrong
An Arizona property photographed in July with a bare brown yard undersells itself in spring. One photographed on a grey overcast day undersells itself always. If your gallery was shot in conditions that flatter the property least, that alone is worth fixing.
Reshoot when the numbers move against you
If views are steady but bookings have dropped, the listing is being seen and passed over, and photos are the first thing to look at. If views themselves have dropped, your cover image is losing in the search grid. Those are different problems with the same starting point.
The rough schedule
- Every two to three years for a property that has not changed. Wear accumulates and design conventions move.
- Immediately after any renovation, refurnishing or new amenity.
- Before your peak season, not during it.
- When you raise your rate. A higher price needs photos that justify it.
Sometimes you only need part of a shoot
If you have renovated one bathroom, you do not need the whole property done again. A short session covering the changed rooms, edited to match the existing gallery, is often all that is required. Tell us what changed and we will scope it to that rather than selling you a full reshoot.
