Bathrooms are where bookings get lost

Guests do not book a place because of the bathroom. They skip a place because of it. A bathroom photo that looks cramped, dim or slightly grubby plants a doubt that the other twenty photos cannot undo, and most hosts shoot the one room in the house where a phone camera performs worst.

The problem is physical. Bathrooms are small, lit by a single overhead fixture, and lined with mirrors and chrome that throw the exposure off. Get those three things under control and the room photographs well.

Shoot from the doorway, at lightswitch height

Stand in the doorway or just outside it and shoot back into the room. It is almost always the only position that shows the vanity, the mirror and the shower in one frame. Hold the camera at lightswitch height, roughly 48 inches. Higher and you shoot down into the sink bowl; lower and the vanity looms.

Keep the camera dead level. Vertical lines in a bathroom are unforgiving, and a tiled wall that leans two degrees is obvious to everyone even if they cannot name what is wrong. Every bathroom gets at least two frames: the wide from the doorway, and one closer shot of whatever is actually nice about it.

Kill the mixed light

Most bathroom vanities run warm bulbs while the window lets in daylight. Photograph both at once and you get an orange face on one wall and a blue cast on the other. Two ways out: turn the vanity lights off and shoot on window light alone, or bracket exposures and let an editor blend them so the whites stay white.

We bracket. Every frame is shot as multiple exposures and blended by hand afterward, which is what keeps a white towel white and the shower tile from blowing out to a flat sheet.

Stage it in ninety seconds

• Remove everything personal. Toothbrushes, razors, shampoo bottles, hair products, bins.
• Close the toilet lid. Every time, without exception.
• Hang fresh white towels, folded the same way on every rail.
• Wipe the mirror and the faucet. Chrome shows every spot at full resolution.
• Squeegee the glass shower door and clear the floor of mats and scales.

That list takes about a minute and a half per bathroom, and it is the difference between a room that reads as clean and one that reads as used.

Watch the mirror

The mirror is the one thing that separates a decent bathroom photo from an amateur one. Whatever is behind the camera ends up in it: the photographer, a tripod, an open door, a laundry basket in the hall. Before you release the shutter, look at the mirror in the frame and clear whatever is in it.
