New hosts usually sequence it last: furnish, clean, write the listing, then photograph whatever is there. That order is backwards. Your photos determine whether anyone ever reads the listing, and in the first weeks you have no reviews to fall back on. The gallery is doing all of the work.

Why the first ninety days matter most

A new listing has no review history and no booking record. Guests are deciding on photos and price alone, and the platform is deciding how much to show you based on early performance. A weak launch is not just slow revenue now; it compounds.

This is the argument for shooting properly at the start rather than photographing it yourself and promising to redo it later. Most hosts who plan to redo it do not.

Furnish with the camera in mind

A few decisions make a measurable difference in how a property photographs.

• Light bedding and towels. White and light grey read as clean and hotel-standard. Dark bedding absorbs light and makes rooms look smaller.
• Lamps in every room. Table and floor lamps, not just the ceiling fixture. They add depth in photos and warmth in person.
• Something on the walls. Bare walls photograph as unfinished. One or two pieces per room is enough.
• Furniture off the walls. Pushing everything to the perimeter makes a room look like a waiting area.
• Matching hangers, matching towels, matching crockery. Consistency reads as quality at very little cost.

Shoot when it is finished, not before

The most common mistake is booking the shoot while a room is still missing pieces, then living with those photos for two years. Wait until the property is genuinely complete, including the small things: art hung, cushions in, lamps working, cables hidden.

What to expect from a first shoot

A typical one or two bedroom property runs to roughly thirty to forty-five finished images, shot in a couple of hours, delivered inside 24 hours. You get all of them at a flat price rather than paying per image, which means the count is set by what the property needs.

Prep is on you and it matters. Work through the room-by-room checklist the day before, and book the shoot once the property is genuinely ready.
