Managing photography across a portfolio is a different problem

Photographing one property well is a creative task. Photographing forty consistently is an operations task, and most of the pain managers report has nothing to do with image quality. It is scheduling, access, chasing owners, and galleries that arrive looking like they were shot by four different people.

Consistency is the thing that actually breaks

When units are shot by whoever was available, at whatever time of day, and edited to whatever each person's taste is, a portfolio stops looking like a portfolio. Owners notice. Guests comparing two of your units notice. The fix is a fixed standard applied to every unit: same camera height, same minimum frame count per room type, same editing treatment.

Access is the real scheduling cost

The single biggest source of wasted shoots in managed portfolios is arriving at a unit that is not ready or cannot be entered. Turnover ran late, the code changed, the cleaner has not been, the previous guest left at eleven.

• Book the shoot into the turnover window, not around it, and confirm the day before.
• Give the photographer the actual door code, not the office number.
• Have the cleaner finish before the photographer starts, never in parallel.
• Flag any unit where furniture is still arriving. A half-furnished unit is a wasted trip and a reshoot fee.

Batch by building, not by owner

If you manage several units in one complex, shoot them in one session. It cuts travel time, keeps light conditions consistent across the set, and usually improves the rate you can negotiate. We routinely shoot multiple units in a single building in one visit for exactly this reason.

Delivery that does not create work for you

Galleries should arrive ready to forward. Each unit in its own folder, named so you can find it a year later, full resolution and web-sized in the same delivery, with a link you can pass to an owner without repackaging anything. If your current arrangement means downloading, renaming and re-uploading, that is a real recurring cost.
