Drone is worth it for some properties and wasted on others

Aerial shots are the most requested add-on and the most frequently unnecessary one. The honest answer depends entirely on what is around your property, not on how nice the property is.

When drone earns its cost

• The lot is the selling point. Acreage, a large yard, a resort-style pool area that cannot fit in a ground frame.
• Location needs proving. Walking distance to a lake, a golf course, a trailhead, or the strip. An aerial settles in one image what a paragraph cannot.
• There is a view. Mountain lines, desert, water, city lights.
• The layout is unusual. Casitas, multiple buildings, a compound arrangement that confuses guests on the ground.

When it is money you do not need to spend

A mid-block condo, an interior unit in a complex, a townhouse with neighbours tight on both sides. From above, these look like a roof surrounded by other roofs, and the aerial actively works against you by showing how close the neighbours are. If the honest aerial hurts the listing, skip it.

What good aerial work looks like

Most bad drone photography is shot too high. At two hundred feet everything becomes a map, and a map does not make anyone want to stay somewhere. The frames that work are low and angled, close enough that the house is clearly the subject and the surroundings are context rather than the whole picture.

Aerials also depend on light more than ground shots do. Midday sun flattens a roof into a grey plane. Late afternoon gives the roofline shadow and separates the property from the ground around it.

The rules that apply

Commercial drone work in the United States requires an FAA Part 107 certificate, and large parts of the Phoenix metro sit inside controlled airspace around Sky Harbor, Mesa Gateway, Scottsdale and Deer Valley, where flights need authorization. Sedona has its own constraints. This is a real operational limitation rather than a formality, and it is the main reason some properties cannot have aerials at all on the day requested.

How many aerials you actually need

Two to four. One establishing frame that shows the property and its setting, one closer angle over the yard or pool, and one or two that prove the location claim. Beyond that they start to repeat.
