Light is the whole job

Camera bodies stopped being the limiting factor years ago. What separates a listing that photographs well from one that does not is almost entirely how the light was handled, and most of those decisions get made before the camera comes out of the bag.

Daylight first, always

Open every blind and curtain in the property before the first frame. Natural light is directional, it has colour, and it makes a room look like somewhere a person would want to be. Overhead fixtures are flat and they cast hard shadows down walls.

Practical rule: daylight carries the room, lamps add warmth, overheads stay off unless the room has no window at all. Turn table and floor lamps on. Turn ceiling lights off.

Mixed colour temperature is the real problem

A room lit by warm bulbs and daylight at the same time cannot be colour-corrected to look right, because one wall is orange and the other is blue. This is why professional interiors are shot as bracketed exposures and blended afterward rather than fixed with a single click.

We bracket every frame and blend them by hand. That is what keeps a white wall white, a window with a view instead of a white rectangle, and shadow detail in the corners of the room. It is slower than a single exposure and it is the reason the photos hold up at full screen.

Time of day, room by room

• East-facing rooms: morning. Soft, even, no direct beam across the floor.
• West-facing rooms and patios: late afternoon.
• Pools and exteriors: late afternoon or the twilight window.
• Interiors generally: mid-morning to mid-afternoon on a bright day, avoiding hard shafts of direct sun across furniture.

Direct sun landing on a sofa or a floor creates a bright stripe that no amount of editing removes cleanly. If a beam is crossing the room, either wait it out or close that one blind and light the room from elsewhere.

What you can do before we arrive

Replace any dead bulbs, and where you can, match the bulbs within a single room so the colour is consistent. Clean the insides of the windows. Turn the ceiling fans off so the blades render sharp rather than as a grey blur.
