Gainesville does not really have a high season. It has a schedule. On a handful of Saturdays every fall the town takes on a second population, and every furnished house within a sane drive of the stadium rents for a number it could not get in February. Around those dates sit family weekend, graduation and summer orientation, and underneath all of it runs steady year-round demand from UF Health visitors, travel nurses and visiting faculty on month-long stays.

The part hosts consistently get wrong is the timing of the decision. Game weekend inventory is not browsed the week of the game. The seven frames that win a game weekend comparison

Group bookings are won on evidence, in roughly this order.

  1. Every bedroom, every bed, shot straight on. Not the best two bedrooms. All of them, including the one with the daybed and the one in the converted garage. The guest is counting beds against the number of people in their group, and they will count them in your photos whether you make it easy or not.
  2. The room where ten people sit together. A wide frame of the main living space showing real seating for the whole group. This is the shot that separates a house that sleeps ten from a house that ten people can actually spend a Saturday night in.
  3. The table. Shot so the seats are countable. Game weekend groups eat in, order in and sit around a table for hours. If your table seats eight and the house sleeps ten, they want to know that before they book, not after.
  4. The driveway, with the cars in mind. Everyone drives to Gainesville, and three or four cars arrive with a group of ten. Parking is a real problem in Midtown and the historic blocks near campus, so a clear photo of the driveway answers a question that otherwise becomes a message you have to reply to.
  5. The outdoor space, set up rather than empty. Chairs out, cushions on, grill clean, lights on if you have them. October and November afternoons here are the best weather of the year, and the yard is where a group spends Saturday before kickoff.
  6. Every bathroom. Unglamorous and decisive. Ten people and two bathrooms is a different trip than ten people and four, and the listing that shows all of them reads as the honest one.
  7. The kitchen, wide, plus the coffee corner. Groups cook, and they get up at different times.

They care about quiet, a comfortable bed and the distance to campus rather than how many people fit on the sectional.

The mid-term guest is different again. Somebody renting near UF Health for a month is buying a place to live. They want to see a real desk and a chair that is not the couch, the laundry, the kitchen they will cook in every night, and the parking. Those frames are almost always missing from a listing set up for weekends, and adding them is often the cheapest way to make one listing convert two different audiences.
